DEPOSITS: No deposit is required except for group bookings, bookings longer than one week, or bookings of more than 2 rooms. Multiple-room bookings will have clearly defined prearranged deposits. For multiple-room bookings (more than three rooms), the deposit is refundable with 30 days’ notice unless otherwise agreed upon in writing.
A security deposit is required for monthly bookings. If you vacate with no damages, missing items, or losses, the deposit will be returned within 48 hours of your departure. We do monthly bookings from October 15 to April 30th.
We encourage you to obtain trip interruption insurance through our booking engine or privately, if you have concerns about making your trip for worry-free bookings. You can purchase it anytime outside the cancellation period through our website or by calling us. St. John's is remote and is subject to extreme weather that can restrict flights and ferries. The Roses cannot be responsible for missed reservations due to weather events or changed plans. We always do our best to replace bookings at no charge. We want you to love your experience. Thank you for understanding our limitations with a short season and limited rooms.
We have stairs and no elevator. There are three rooms on the main floor of the Roses; the dining room is up two flights. We can arrange to take a tray down for breakfast. At the Jellybean, the Dining room is on the main floor. If you are unable to climb stairs, please be sure you didn't book second, third, or lower-floor rooms.
CANCELLATION POLICY: The high season, May 1 to October 15, is 14 days. The off-season cancellation period is 24 hours. We will apply full credit if you move your booking to another date in the off-season.
CHECK-IN: Any time after 2:00 PM to 1 am: Check-out is at 11:00 AM. Low season checkout can usually be later if not rebooked. October 15 to April 15th
BREAKFAST: From mid-April to mid-October, we serve a hot breakfast every day in our dining room at The Roses Heritage Inn. Guests at the Jellybean have a continental breakfast in the Dining room on the main floor from May 1 to September 30th. Outside this period, we recommend Coffee Matters on the corner.
ALLERGIES AND CLEANING: We care about your allergies. Most of our rooms have hardwood floors. We also have scent-free detergents, hypoallergenic bedding, and pillows. Our standard pillows are hypoallergenic triple-washed feather pillows, cotton sheets, and feather duvets. Upon request, we can switch to non-feather pillows. We follow the Airbnb standards for cleaning and disinfecting.

DAMAGES AND LOSSES: The client is responsible for any damages, missing items, or extreme cleaning beyond reasonable use, wear and tear, or defective workmanship while the suite is in your possession.
